The site presents significant challenges. The various constraints and opportunities of redevelopment have been identified through a range of technical assessments and evaluations, as well as detailed discussions with local stakeholders and the Local Planning Authority.

Key constraints include:

  • An existing culverted watercourse / moat that traverses the middle of the site (orientated east to west)
  • A large change in level between Castle Street to Marybush Lane

  • Retention of protected trees

Key opportunities include:
